Brookhaven, GA – The City of Brookhaven’s Zoning Board of Appeals will hold a Work Session and Regular Meeting tomorrow at Brookhaven’s Municipal Court Location, 2 Corporate Boulevard, Suite 125, Brookhaven, GA 30329
The Work Session will take place at 5:30 p.m. and the Regular Meeting will take place at 7:00 p.m.
On the Agenda:
- ZBA13-24: Kelsey and Steven Schwalb / Brian Long with Meridian Geomatics -Variance to Front Setback from 56.88 Feet to 44 Feet and a Reduction in the StreamBuffer on the Rear of the Property from 75 Feet to 35 Feet. Property Location: 3294 Woodrow Way, Brookhaven, GA, in the Brittany Subdivision.
The applicant seeks to construct a single family home on property located at 3924 Woodrow Way. The applicant is requesting a front yard setback variance from the average front setback of 56.33 feet to 44 feet. In addition, the applicant is requesting a reduction in the required stream buffer setback from 75 feet to 35 feet. The first 25 feet closest to the stream is a state water buffer while the remaining 50 feet is a municipal buffer.
Staff recommends the Board vote in favor of the requested variances and suggests the following conditions:
- Approval of the front setback variance from 56.33 feet to 44 feet as depicted on the site plan for Kelsey and Steven Schwalb prepared by Meridian Geomatics, LLC received July 11, 2013.
- Submittal of a proposed mitigation plan to be approved by the City of Brookhaven Storm-Water Manager and City Engineer prior to the issuance of any permit for land disturbing activity or any permit for building construction. The mitigation plan shall be designed to improve the quality of the stream and the associated buffer. The mitigation plan shall include a planting schedule, channel protection design and an enhancement/improvement.(Purchase of appropriate stream buffer credits from an approved Georgia Stream Bank program may be utilized as part of the mitigation plan and shall only be authorized by the aforementioned qualified Brookhaven personnel).
